Safety and quality of life are important key priorities in the coalition agreement and the vision documents of housing associations. However, providing sufficient, safe and future-proof housing for tenants is becoming increasingly challenging due to sustainability initiatives, an ageing population, people living independently for longer, lagging legislation and major social challenges. Under this pressure, it is sometimes difficult to assess risks adequately and proactively.
In addition, construction choices from the past can lead to high-impact damage or casualties. A fire in a flammable structure can have huge consequences for both the housing association and the tenants, who are left without a home in an overcrowded market. These are scenarios that everyone wants to prevent, but the question is, how?
Insight into risk management
Spotr and Barbon are combining their expertise to help housing associations limit and stay ahead of risks. Using an algorithm developed by them and insurers, risks are mapped and classified into five risk categories, from low to high. This forms the basis for proactive risk management and can also serve as external validation for housing associations that are already performing strongly in the area of safety.
How does it work?
With Spotr's technology and Barbon's risk expertise, housing associations can carry out a complete risk analysis of their real estate, using more than 100 data points. Physical inspections are not necessary at this stage. The housing association provides an Excel file containing the addresses and complex numbers; the Spotr-Barbon application does the rest. A report will follow within a week, which will be explained in person.
What are the benefits?
With this approach, housing associations are able to quickly and effectively determine which buildings are high-risk and which measures are needed to guarantee the (fire) safety of the complex and thus that of the tenants.
Upon request, Barbon can share these insights with insurers, allowing the risks to be insured to be assessed more accurately than ever. As a result, housing associations receive an insurance solution that perfectly matches the actual risks within the insured portfolio.
Premium differentiation and comprehensive risk dossier
With the insights from the application, premium differentiation per property is possible, based on the risk level. In addition, this approach meets insurers' needs to obtain a more complete risk dossier, such as when making real estate more sustainable, adding extra storeys to existing complexes and developing new living concepts.
Immediate results
The approach of Spotr and Barbon has already proven itself with a medium-sized housing association in the centre of the country. This association received a comprehensive risk assessment of its buildings free of charge within one week. These insights are then used to investigate the fire safety of certain complexes and to draw up a prevention plan. At the same time, Barbon is working together with insurers on the basis of these insights to develop the most optimal insurance solution for this housing association, matching the risk profile of the portfolio.
